Let us Help you Choose
the Property that Best Fits your Needs ...

     Choosing the "right" property from amongst the several you are considering to buy right now,  is not as "simple and easy" a task as some folks would have you believe!   Apart from its obvious importance – make the wrong choice and you'll have to live with the financial and emotional consequences, like it or not, for quite some time to come – that task, which involves upwards of hundreds of thousands of dollars, is an extremely complex and time consuming one especially for a "layman" who already has his/her hands full dealing with a flood of other, equally complex and daunting, "relocation" problems!

     To help you make the choice that is right for YOU, we hereby offer to do the following;

First:  We will meet with you at your home for as many hours as it may take to explore, discuss, and help you "nail down"; your needs, desires and "dreams" (to prepare yourself for all this, visit our "Home Design" and "Garden Design" questionnaires) and your ability and willingness to afford them financially!

Second:  We will physically visit each of the sites you are "looking at" for as long as it may take us thoroughly and carefully to evaluate it in terms of the following criteria;
     ●  the appropriateness and the quality of its immediate surroundings (not only will
         those surroundings be something you'll have to look at and live with for an
         undetermined number of years, they will also have either a positive or a
         negative impact, visual or otherwise, on the new property you are trying to
         create there;
     ●  the appropriateness and the physical condition of its existing structure(s), if
         any;
     ●  the characteristics of the loti.e. its elevations, grading & drainage, existing
         tree and shrub cover, its "view sheds", and its "rights of way", if any, etc.;
     ●  the potential impact of local government "Planning & Zoning" ordinances and
         regulations, building codes, set-backs, and community (Home Owners
         Association) imposed design limitations and/or restrictions, if any, to which the
         property under consideration may be subject;
     ●  and – most importantly – the probable costs involved with its conversion,
         vis-à-vis your financial resources, needs, desires, and dreams.

Third:  We will meet with you again, either on-site or at your home, to discuss ach property in detail, to go over its plusses and minuses, and to let you know which one WE would pick if we were in your shoes and why!   By the way, if NONE of the properties under consideration sufficiently meets, in our unbiased and professional opinion, the agreed upon criteria, you can rest assured we'll inform you of that also!

     For this service we will charge you a flat fee of $2,500 to evaluate the first two properties, and an added $1,500 for each additional property in addition to reasonable costs and expenses for transportation and lodgings, of course.  Considering that the job (ex travel time) might take us a minimum of 24 man-hours to accomplish and that its outcome will be of crucial importance to you, we are sure that you will find that $3,000, flat fee to be more than reasonable, indeed!
