How we Handle Projects
  – Phase #4 –
Final Construction Drawings, Documents, and Specifications.

     With the "Preliminary [pre-construction] Design Drawings" and the "Final, Overall Project Scope & Cost Criteria" documents finished and approved (signed off) by the client, we are now ready to tackle the huge (possibly larger than the previous 3 phases combined!) and extremely complex and involved task of creating and preparing the stacks of highly detailed construction drawings and documents needed ...
     1.)  to obtain the necessary local government building permits,
     2.)  to serve as a basis for the preparation of contractor bid/proposal documents  
           and,
     3.)  to allow the winning contractor(s) to bring the entire project to its fruition under
           our oversight.

         Commonly, Phase #4 is split into two task areas as follows;

     Task A:  Preparation of detailed and to-scale ...
     1.)  "Residential Master Plans",
     2.)  Complete set(s) of "Home Construction Drawings & Specifications",
     3.)  "Permit Drawings & Documentation", and
     4.)  "Contractor Bid/Proposal Documents".

     Task B:  Preparation of detailed and to-scale ...
     1.)  "Garden Master Plan(s)",
     2.)  Complete set(s) of "Garden Construction & Planting Drawings and
            Specifications",
     3.)  "Permit Documents", if needed, and
     4.)  "Contractor Bid/Proposal Documents"
